Foundation Repair

There is no one foundation repair method that covers every foundation. Depending on the type of foundation you have and depending on the type of damage you have, there are several different options for foundation repair. In fact, you may need more than one repair method to give you a true solution to your foundation problem.

Your first step is to determine if you need foundation repair. So, how do you do this? Because the foundation is the basis for your home’s structure, this is not something you should try to diagnose on your own. You will want to make use of the services of a professional, and best case scenario is to hire a professional who is a structural engineer.

When it comes to needing foundation repair, there are some warning signs that you can look for. Keep in mind, these are the obvious signs and you don’t have to have all of these to know you have a problem. Here are a few to look for:

  1. Do you have cracks in your walls near the corners of doors and windows or where walls join together?

  2. If you have a fireplace does it have cracks and/or leaks in or around it? Also, check the exterior of the chimney for cracks as well.

  3. Do doors and/or windows stick? Check for gaps between doors and door frames. Do doors and/or windows fit together squarely?

  4. Cracks in brick or concrete both inside and outside of your home.

A foundation repair professional will do an inspection of your home and determine what if any damage has occurred. From there he or she will recommend one or more methods to alleviate your home’s problem. The solution could be wall anchors, slabjacking or even piering. In some cases the solution might be a combination of methods.

One more important note when dealing with foundation repair is proper waterproofing. Water infiltration is one of the culprits when it comes to foundation problems. Water seepage in your basement can lead to cracks and other problems in your basement walls and foundation. This can put your home’s structure in jeopardy. So when considering foundation repair, don’t leave waterproofing out of the equation.

For proper foundation repair there are some things you can look for yourself, but your best bet is to hire a good professional to do an inspection. Once that inspection is complete follow the contractor’s recommendations to repair your home and keep it structurally healthy in years to come.
