Q. Last month, I moved into a new home. Well, new to me. It was actually built in the early 1900’s. I’ve noticed that the entire house seems to be sagging on one side.
I haven’t seen any cracking or problems listed on your site, but it seems like the house is just leaning over. Can you tell me a ballpark price to repair a problem like this? Are there multiple options. Money is a big concern for me.
A: Thanks for the question. From your description, it seems as if the home has been affected by a type of foundation settlement called tipping. With this, you normally do not see any type of cracking in the home. It will just seem to “lean over”, as you put it.
So what causes it? Typically the soil under one part of the home cannot support the weight of the structure, and it slowly is pressed down by this weight. It’s like stepping into the mud with a high-heel shoe. The part where your toes are may stay above the ground, but the pointy heel probably will sink in the mud.
There typically are a few different options for this type of repair – and it will depend on which company that comes out for an inspection. This would be your best first move. Request an inspection from a professional foundation repair contractor.
