Concrete Coating Peeling Off. Foundation Repair Needed?

Q. We have a concrete coating that goes around the bottom part of our brick foundation (top part actually – the part that sticks out above the ground beneath the actual house). It is starting to crack and flake off. Should we get this repaired or resurfaced? Is it due to a foundation repair problem?
A: Most likely, the foundation is not the problem here. It sounds as if the parging that was applied was not a good mix, or was applied improperly.
Most likely, you have a cosmetic repair. If you’ve noticed water coming into the basement, it is possible the entire foundation wall would need reparged, or an internal waterproofing system installed to correct the problem.
